Fees & Charges

 

Residential Mortgage

Mortgage4u may charge an arrangement fee usually 1% of loan arranged for full status cases subject to a minimum of £600 or 2.5% for adverse cases subject to a minimum of £1995 right to buy minimum £1500. All fees are subject to a maximum of £2995. ALL FEES ARE PAYABLE ONLY ON COMPLETION. Also a application fee of £100

 

As an example; 1% of the mortgage advance £70,000 = £700 fee is applicable. In addition to this we would receive commission from the lender. No fee is payable if the mortgage does not complete. You will receive a key facts illustration which will tell you about any fees relating to the mortgage arranged by us.

 

Secured Loans

A broker fee is payable on completion only on second charge loans usually 3% of loan minimum £1000.Occasionally a fee of up to 10% of the loan may apply enabling us to provide you a plan that suits your personal circumstances.

 

Commercial

A broker fee is payable on completion usually 1% of loan or 2% for adverse cases with a minimum of £1500.

All loans secured on property

 

Bridging Loans

Mortgage4u may charge a fee usually 1% of loan arranged or 2% for adverse cases payable only on completion, subject to a minimum of £600.

 

Other fees

 

Stamp Duty

On residential purchases, it is charged at 1% of the price of the property between £120,000 and £250,000 and then 3% of the price of property up to £500,000 and 4% over £500,001.

 

Higher lending fee

If the new mortgage is over a certain percentage of the valuation then the lender may charge a higher lending fee, (key facts illustration will show if this is applicable)

 

Solicitor

Depending if a purchase or remortgage or if not on a fees free scheme then your solicitor would charge you a fee (check with your solicitor to get estimate of the fee charged)

 

Valuation fee

A valuation fee (unless valuation fees free scheme) will be payable, the scale of fees will be dependent on the value of your property.
